MANDATORY ADVISORY STANDARDS 101 INSPECTIONS
SMS Performs the 5-year AS-101 inspection mandated by the NYS Department of Labor.
As per Section A101-3 (18) (f) of Advisory Standards No. 101 dated January 1, 2010,
An inspection must be made of all permanent installation window cleaning equipment by a licensed NY State Professional Engineer with experience in window cleaning equipment within “7 Years after approval is initially granted and then at least once every 5 years or sooner if conditions warrant.”
SMS is qualified to perform such an inspection.

INSPECTIONS
The New York State Registered Professional Engineer on our staff will efficiently and expeditiously accomplish all of the required inspection work and issue a written certification in a format acceptable to the New York State Department of Labor as indicated in the aforesaid Advisory Standards 101 pertaining to window cleaning equipment and operations. We are experts in all types of window cleaning equipment including davits and powered platforms, moveable and powered davits, and roof cars. SMS will perform a complete review of all documentation pertaining to the equipment and also perform a complete visual inspection of the equipment and the roof supporting equipment and oversee testing of the equipment operation, stabilization and safety features. A formal written report summarizing all conditions found and recommendations will be prepared in addition to the required certification to the Department of Labor.
NEW- ANNUAL CONSULTANCY
A properly implemented maintenance program will mitigate the need for costly new equipment or major repairs and minimize the downtime attributable to equipment that is out of service. SMS can provide a comprehensive maintenance contract to ensure your maintenance contractors are doing what is required and assist in overseeing the work to ensure the contract is being followed.
Our typical contract is for a five (5) year term since that is the time frame when the AS 101 Inspections are due; however, this can be modified based on our Client’s needs. Our contract is an annual fixed cost that can include the following services:
Preparation of Comprehensive Client Oriented Maintenance RFP;
Initial Review and Organization of the Log Book;
Conduct one (1) maintenance audit on site per year to determine the existing conditions of the window washing equipment. Perform general visual observations of said equipment, and indicate areas of maintenance deficiencies. Objectively evaluate level of maintenance and document same;
When on site during our annual audit, SMS will review all maintenance invoices to ensure they are in line with their contract;
Comparing your contract with our findings, then evaluating your service company's contractual compliance, and highlighting any equipment deficiencies we discover;
Perform 5 Year AS 101 Inspection;
Provide 5 Year Estimated Budget;
Send Reminders when Paperwork is due, Wire Rope Changes are due, etc.
Review all change orders to determine if included in the contract and to comment if pricing is in line with industry standards.

LOAD TESTING
SMS shall work in conjunction with your maintenance contractor (or other contractors) and will witness load testing on davits, davit sockets and pedestals. SMS can also develop a detailed testing protocol for all the aforementioned window washing components. SMS can also load test anchors used as part of a fall arrest system.
CONSULTING AND DESIGN SERVICES
In addition to the mandatory inspections required by the NYSDOL, SMS can also provide various consulting services and perform and/or assist in the design or upgrading of your existing window cleaning equipment or system.
